Only one of the 8 houses has been remodeled and leased out, the other 7 houses need a lot of work.

Depending on the level of "turn-key" you want, you may want to set your searches up for resell homes on the MLS, remodeled homes from a turn-key provider or even new construction.

I hired a 'contractor' to remodel my master bathroom and closet, as well as demo and level the concrete subfloor in my kitchen for to prep for DIY SPC flooring install.

I use to remodel houses and I'm absolutely in love with the brrrr method and also doing Airbnb. 

Remember sewer wont back up with just a home inspector flushing the toilet a few times.. it backs up once the home is occupied and EVERYONE is using the toilet and washing cloths etc.this is what I would do to protect my investment probably cost you a grand or so.. or just forget it and take what they give you but realize you will probably have some severe cap ex in the future. because these things wont be done prophylactically..  

All it needed prior to renting was paint, flooring, new toilets, faucets, and appliances.
