Car payments kill DTI when you are getting started and a lease is even worse, you don't even have rights to the "equity" in the car, it's like flushing money down the toilet.

We were originally looking at it as part of a larger mixed use development that didn't pan out because water is scarce in the hill country and cost prohibitive to bring it out this far (this is about 40 minutes from down town San Antonio - closest city water supply is 6 miles).

So, I decided that I liked it enough to put some money in the deal as well.Some of the repairs we made:Ripped out nasty carpet and installed new laminateRipped out sheet vinyl and installed new ceramic tileNew toilets and hardware in bathroomsInstalled new privacy fence where neededPainted entire interiorReplaced all baseboardsCleaned up flower beds and put pine straw inCut  down tree in back yard that was damaging the old fenceHad house and all concrete soft washedAdded CO monitorsLots and lots of cleaning...

I think I could create 10, 15 acre parcels, not divided on deed but advertised as private and build open concept rentals on concrete piers with composting toilets and solar power.

To include heat and water in an apartment setting / duplex/ 4 plex is common, the water & heat is paid by owner, is tax deductible on expenses and cost is covered by rental income.You can always increase rent, you'll learn to track your water bill for usage and should look at inspections for toilet flappers and leaky faucets,, Check the meter dial occasionally to see if it's spinning - showing usage when it's obvious no one is home.
