I am aware of the individual trade licensing and the permitting process.

I had a very successful HML company there funding mid 2000  turnkey guys/gals. 

No one in the area has been successful, they even put an article in the local newspaper saying that they haven’t changed anyone’s property tax that has appealed.

You have to pay capital gains regardless of whether you had a mortgage once you sell unless you do a 1031 exchange in which case the process starts itself over and you don't have to pay capital gains tax unless you sell and don't 1031.

Are you asking about a bank owned property, or a property currently in the foreclosure process.

I am still doing the same work but set up the LT and LLC to provide improved asset protection but obviously want to structure my business so that I have both asset protection while maximizing tax benefits that i can.To be fair to my CPA he didn’t say this would be an issue, he is in the process of doing research to verify the impact of the organizational structure changes and I was looking to educate myself in parallel obviously hoping my research and my CPA’s landed in the same place.
