However, we also can't let it completely stop us from investing. 

As out of state investors, my partner and I have extra costs that local investors don't always have to account for (IE: local can self-managing, access a local handyman, leverage existing relationships, etc.).

It's a bit over 2 hours but still pretty accessible.  

When owners of property we manage ask how long will it take to 'turn it over' the question really translates to this:  IF the property is 'rent-ready' (showable), IF we have access, IF it priced according to market, THEN it normally takes 2--3 weeks for a vetted, fully qualified tenant applicant to sign a lease.3. 

All of this will have legal/tax implications and so I will stop there and suggest you find someone to take that piece on for you after you have the basics of your deal agreement on paper.

*One is section 8 and has become a hoarder and gets frequent fines from the HOA for items left outside (two partners don't care because the rent is always paid) * One is a tenant of almost 2years who pays on time, cares for the inside of the home but has suddenly stopped caring for the exterior, and appears to have moved in a dog and a boyfriend but denies both.

You'll have very quickly increased your net by 45K against 10K start...it's just not very liquid is it.I'll stop there because I just looked at page 2, now your property value estimates are VERY NICE.

The next stop was filing for eviction.

I have never done that deal and need to stop kidding myself and trying to do everything!
