Since I do not yet qualify to be an LP to be involved in apartment syndications, I would need to be a sponsor or general partner, is that correct?

The LLC is named after the address of one of the properties, it's nothing you'd recognize, especially since you need to have a prior relationship with the sponsor and a Lifestyles PIG membership to be able to invest in it. 

I don't think I want to be sponsored by a broker as I am not interested in representing clients.

So I start with the sponsor first.

I'm a broker and I sponsor agent/investors who are branding their own company.

Every conference I've attended sponsored by different mentors has a different vibe.

If it is a government sponsored rehab mortgage pretty much everything will have to be done by a contractor(s).  

This involves a C-Corp that sponsors a 401k. 

UBTI is unlikely but UDFI could be an issue if debt financing is used in either structure and they are setup as a pass-through issuing a K-1 to the investor.Check with the fund sponsor.
