Her son-in-law lives there year round and could be available as a property manager if needed.  

We all have different strategies for finding great investment partners, and sometimes they come from the most random meetings and the most random of people, including family, neighbors, family friends, other parents you met at your sons soccer game or school play, etc.

I am proud that my son is using my old clunker 2000 Chrysler Concorde and I have a Hyundai Hybrid Sonata and Honda Pilot that are both completely paid off. 

...my oldest son is a sound engineer, so if this works really well, I am going to be simultaneously impressed and conflicted.

My 20 year old disabled son purchased a 3/1  for $30,000  in the middle of September.  

To be clear, waiting for appreciation is not a strategy.As a side note, I have property in Oakland, Fremont, Milpitas, Mountain View, Los Altos and soon Berkeley.

I currently live in san diego but will soon move to utah and start my REI journey i have 4-6 people ready to buy a house with me son im looking for the best advice and opportunity to grow.

I have bought 2 SFR in East Palo Alto for around 800K and 900K and have rented both of them.

My sons neighbor was section 8 and her floor was stained concrete...bulletproof and cleanable.

Obviously people with these lower salaries are not living in Palo Alto.
