It's a bit of a stress reliever that the agent will deal with the contract portion of it all, that was worrying me a bit. 

Lesson learned on my part was, not all things are worth what they are, but what you can do to make things much less stressful and lesser headache doing it then simply multiplying it in volumes.

It appears you could sell and buy something in cash and have a little less stress.

That costs money and stress.

@Jered Sturm, in particular, has made some really excellent points about the merits of buy-and hold RE, but self-managing properties is a lot of work and if you don't want to be super hands-on, the stress can outweigh the marginal increase in ROI gained by doing it yourself vs working with a provider.

I cannot stress the importance of finding a very good Investor Friendly CPA.

Can't stress that enough!!

This has been devastating to my family, and caused us more stress and heartache than anyone should have to endure.  

Except sitting in cash is really not stressful.
