My suggestion is eat the pain and try to talk to them and get it done what you need to. 

They also want to avoid any liability at all cost which is why I suggested an LLC structure.

I would suggest NOT to buy the property if the tenant is not accepting CASH FOR KEYS

My solution is simple.

I would suggest learning all you can and getting in the right rooms with the right people.

Use them if you simple have no other choice, none. 

The tenant is section 8 so 90% of rent is paid by social org and has rent support guaranteed for another 18 months.My suggestion is on the opposite spectrum of the other poster recommending northside market.
