I guess basically I'm trying to find a loophole for conducting this business without having a contractor's license and a real estate license.

We sourced the deal, conducted a rehab analysis, did research in the area to find true comps to support the ARV we stated.

The sale is scheduled and the Trustee/attorney conducting the sale (or in my case Trustee) will usually be there a few minutes before the sale.

Conduct thorough market research to assess rental rates and vacancy rates in the specific neighborhoods you are targeting.

So I don't think managing this purposed rental arbitrage is beyond my capacity, but property owner and I have some details to work through.Our dilemma is how do we vet potential renters, who conducts the background checks, who holds the deposits, etc. 

From the way real estate transactions are conducted, to the construction of both residential and commercial properties, to the way in which real estate businesses, like multifamily, self-storage, etc. are operated, technology was lacking no matter where you looked.

This home was purchased by me only 2 yrs back and a title search was conducted, my property taxes are current and there are no liens. 

It's fraud.Notify the tenant you're conducting an interior inspection this week, go in, take a photo of yourself inside the unit and submit it with your request to AirBNB to shut it down.
