Saw a Shark Tank episode a while back where some dudes had a pretty good business model of getting homeowners in huge college football towns to rent out properties.

I felt the same when I started 2 years ago, people were telling me im crazy for buying and that the market was gunna tank, and now I own 3 properties have significantly dropped my cost of living, and soon will be living free and collecting income. 

Some areas are still doing fine, others have tanked.

This takes you out of the riff raff of wholesaling and competing in the shark tank.
