It's always good to remind them that they're not staying and that the end lease day is the last day. 

This company (Opendoor) reminds me somewhat of the hedge fund infiltration in the post GR era, like 2010-2012 timeframe.

One rarely talked about thing I'll add is a reminder to readers is that you may be subject to what's called depreciation recapture.

You can send reminders to sign lease to applicant, see when they last logged in, etc.

Remind her of that fact or hold her to the end of the lease.IF she did damage, document it with photos etc, and withhold what you need for repairs.  

So many landlords have misconceptions about what a PMC does and doesn't do.We often have to remind our clients to review their management contract when they ask us to do things, because they are not included.EXAMPLE: getting multiple bids for repair work (not regular maintenance) is one thing, expecting your PMC to analyze the bids for you in depth is NOT a standard service.
