I like the NNN space a lot and in the current environment the numbers make a lot more sense compared to multifamily. 

However, the rules vary greatly from state to state and because cities often further regulate the landlord-tenant relationship, it's very important to know the rules for your specific location.

If you live in Chicago, this can pose some problems as it's one of the stricter cities when it comes to housing laws and regulations.

Airbnbs in regulated urban areas usually require a registration number.

In the current environment, you should probably pad your emergency fund.  

I'll be honest, I would spend zero time working on a file that I knew had been double escrowed like this and I'm pretty surprised to hear that these two guys don't care and want the loan that bad in this environment when every broker's phone has smoke coming out of it LOL.
