In 2023, I did 18 transactions(Top 500 of ~15,000 agents), and manage 13 rental properties for other individuals.As an Individual, I also own 5 additional rental properties that I also self manage.The reason I would like REPS is because Ive got about 200k in passive losses(100k just in 2023 as I fully remodeled one of the rentals and partial reno of another) I would like to apply towards our household W2 income(600k) Overall, I feel like I could definitely qualify but I definitely lack detailed time log of all activities.

can i rent my primary house as rental property for 3 years and come back and stay as primary after 3 years ( this is basically to avoid the tax) . is it still considered as primary residence or is it considered as rental property

The fact that I didn't really reside in the properties I invested in taught me my lesson quickly.It's inevitable; we all make errors.

I like to schedule 15 minutes showings back to back and get several qualified potential tenants to come during the same window.

All paperwork to the tenants should also state that All adults on the premises  have to qualify for the new rents as well as what ever new clauses that you want in there. 

Hey all,My wife and I own a "second home" in Reno Nevada which we purchased with 10% down and were planning to purchase another one, but our lender told us that we can't get another loan for a second home within ~100 mile radius of an area where we already own a second home/primary residence.

Sounds like you are trying to use a primary residence loan for an investment, so maybe it would be beneficial to look into 2-4 unit primary residences.
