@Caleb L.I would say it is fine, so long as your job is not just to find a property for an investor by middle man communications between a broker and the investor for a small payment (pretty much what a broker does).

We have set up filters and find some pre-foreclosure and foreclosure properties in our area which we want to look further. 

I have a couple affordable properties and need help get HAP residents in.

We would either keep it as a cash-flowing rental property or fix it up and move in to it and rent our house.

What type of property?

There's also getting a job as a property manager.

I have a mix use building in CT. the ground floor tenant is a bar/restaurant that recently moved in. they got a $2M General liability insurance and is asking if that's enough. or if they should get an umbrella. the property is valued at around $700k, fyi. where can i read up on best practices for such a case?

I am thinking about actively trying to grow my investment portfolio and use my existing properties as leverage to acquire more properties.
