Have you tried one those 'home restoration companies' ?

I feel like people lean more towards the possible cash flow and turn a blind eye to the risks and reality of owning a D property (not saying this one was) when it is 1,000 miles away and they only have to take phone calls from a third party about any issues. 

The three I'm acquiring were all booked over the phone and written on a paper calendar! 

When we moved in I took pictures of areas of the house that I thought were poorly maintained or not in the expected state, the pictures are in my phone and have a date and timestamp for authenticity of when they were taken.

However, we don't know the names of any of these firms or companies, and before we delve into this we would like to gain some feedback or personal recommendations from those who have.

I understand a parent/holding company is the next level of protection when you have multiple LLC's. 

One bad decision can kill the profitability of a unit for years.What happens when someone needs to be there for a rental inspection, or for the utility company to inspect a meter - do you go yourself?

She mentioned at 38:38 timemark in the video.she mentioned that one of the units had a year commitment with a payment of $44k (I guess it is company paying for one of their employee tenants)How realistic is to make $80k / mo profit with this kind of capital?
