Deanna McCormick here in Canada we don't have security deposits, I took ownership of the property a month prior and the 5 day wait on repair is due to lack of availability on repairmen, I know this is a long delay for a repair, she didn't create a police report and my suspicion is that the damage is due to tenant domestic dispute

I understand that if you buy the HOA Lien BEFORE a Sheriff's sale you don't have ownership rights, only the RIGHTS (and related costs) to continue the foreclosure process.So my question is this:If all of the work up to the point of the Sheriff's sale is complete and the Sheriff's sale date is set, could an investor just purchase the lien and continue with the set Sheriff's auction or will the investor have to start the notification process over again since they are a new party?

I also had a $15k HELOC from the old house, and this is the beauty in the value of home ownership that I would argue with anyone who says buying a home for personal residence is not a good investment.The Homepath house needed almost no work because Homepath often comes in and does a full cosmetic rehab on some of their houses (there is an icon in the listing that indicates it was done this way.)

James, The building was left to me by my grandfather who had owned a pretty large theater (1400 seats) from 1925-1949 and bought this building but when i took over ownership about 10 years ago it was a mess but fully rented I used this building to parlay this to many other properties and now was able to move everyone out rehab and reintroduce the building much higher rents and it will be very high profit but way down the road after i spent what we did for the last year.
