One thing that may help is our local REIA, Memphis Investors Group. 

They still like to see some sort of "grouping," whether it is in home style, neighborhood, SFD only, etc. 

Sellers, focus on competitive pricing and small upgrades to help your property stand out.

-which used to take 20-30 days but can now be multiple months.Yes, a good manager can help mitigate some risks, but I’ve had excellent tenants move in that I eventually evicted - life happens to good people!
