5) Are there anyother concerns / pitfalls I should watch out for as I enter thisprocess aside from the 1031 timing considerations?

I spoke with my mortgage lady and she said I have to wait a whole year to draw from the equity because the value of the property right now is based off of how much i bought it for instead of the assessed value until then.  

My recommendations are to read Brandon Turner’s books and watch his webinars here on Bigger Pockets.

I've looked at a few sites that sell them but want to know the things I should watch out for and mainly what area of the country is best (just opinions that I know will differ but love to hear them)  I am looking for something that already has good reviews and a staff in place.

OR maybe you have to leave a few grand to make the project work (watch out returns!)
