I have run out of cash for the down payment etc. and have 4 mortgages so conventional financing will be tough if not impossible. 

It's rare to find a 1% deal, but not impossible.

I would recommend partnering with an experienced investor/contractor as this is your first deal and convincing someone to lend this amount of money will be difficult, but not impossible.  

I will not tell you its impossible as anything is possible, buts its going to be very hard.

Without seeing your numbers it's impossible to know what might be missing from your calculations.

BRRRR'ing (haha) a property is tight in this area and will prove to be difficult but not impossible.

However, that is not to say they are impossible to get- just have to be quick and decisive :).

(Technically, you can still do it, but the limits make it impossible in practice.)
