The other danger here is that you could control the power to one outlet for the A/C however, A/C’s are 120 volts now, what is to prevent tenant from running an extension cord from another outlet?

Doing a little of this and little of that usually means you aren't doing any of it great, and you lose out on any economies of scale.Now if you're talking about going deep as something as specific as only doing B+ single family houses with X rents etc I would disagree with that...I continually learn new stuff and have implemented MANY different strategies and deal structures, but all in my area of investing.

There is sadly a BIG difference between people who rent out an extra room in your personal house, and guests who rent out the house when they know the owner doesn't live there...It's super wise to get the security camera because it will prevent and screen people who would just book your place to throw a party.In terms of if you just want to not manage it?

After implementing this change we cut our 2nd line questions in half, meaning that after an inquiry we had at least half of the guests asking if the deposits were non-refundable or not, now we just book, no 2nd line questions about that at all, they get it.

None of this really makes any difference though, except it may prevent you from wasting time in a property with too high of a bid set.
