I had got one from the e-forms website lease, but as I've been reviewing it I've noticed a lot of holes in it. 

Are you marketing, website, ad words, direct mail, are you telling everyone that you come into contact with that you buy real estate?

Based on my search of the FEMA website, the property doesn't exactly sit into the flood zone but pretty close to it. 

I have looked at some rankings on websites and some data like that but I'm curious what actual investors are thinking and why they focus where they do.

@Nicholas Borda A good tip I was reminded of recently was to look up the other owners on the street or in the general area on the local property records website. 

The auditor website shows he purchased property for 135k in 2005.

@Jesse KerrYou can ask them about average sales prices, days on market, housing statistics, age of neighborhood/when homes were built, things like that.If you’re interested in demographics or crime rates, you need to look at sites like city-data dot com or neighborhood scout dot com or local police websites, or whatever you can find online, as agents can’t provide that information to you.

@Robert Burns If you're overwhelmed with low quality leads it's not a bad idea to direct them to a website with all the qualifying details.Bandit signs definitely tend to bring in a high quantity of low quality leads.
