Honestly, I see these in many investors and am sooo glad you are really trying to get a handle on how to conduct your self in a professional manner. 

Honestly, I am unsure if it is considered real or personal.

I would also strongly suggest changing your viewpoint on "bulk" money upfront.

To be honest, I've been pretty generic on my letters, "I'm interested in buying your house" as that's what everyone recommends...but, being in marketing, I think going more direct at their pain helps. 

It needs to sell for an honest and legit $1000.

The only tenants I have evicted so far have been inherited tenants in value add deals where, honestly, this is kind of an expected thing.

@Andrew Menkes Not sure which branch you serve in, but honestly, recruiting duty was the best three years of my career in terms of networking, sales, cold-call training, etc.

(He honestly wants to do right by this guy) Tuesday landlord sent the process server.

@Chris Risi yeah especially if you have the HELOC before you apply for the loan, just be open and honest with your lender and you'll get farther faster.
