I think you can also delete those that waste your time, or normally avoid them In case you joined recently, there is a revamping on the influence points due to scamming the system and problems with it.

Actually knocking on doors does work, knock on the door of properties with for sale signs posted, tell the seller you don't want to waste their time, yours or the agents and if they would consider financing, then go into your pitch.Look for older landlords who would like to retire, they get rid of the headaches have an income a deferr taxes, good deal for a retiring landlord.Go to foreclosures, some there may be flipping the purchase.Look for rent-to own ads and make them your offer, don't fall for the rent-to-own scam stuff, make your pitch.Look in the Recorder's Office for those who have carried notes, non bank lenders, like Jerry Jones, LLC, then check the records to see what properties they own, go look and contact them with your offer.Go make friends with a nursing home administrator.

Hey Trevor, just go ahead and do some Skiptracing to that list, I always buy from Listsource and I know a lot of companies out there that they offer you skiptracing services but they are very expensive like $0.35 to $0.25 cents per lead, I used to hire a VA's before but the only way for you to be sure it is a good data is to call them all with a no refund option, I have been scammed several times like this.

30K @ 20% = 6k with 24k financed, I seriously doubt you'll get to refinance that at under 30K, seems like a scam type offer to take the down knowing refinancing will be difficult and foreclose to do it again.Aside from that, 10% interest is the standard interest rate, most small seller financed notes have just gone to 10% without too much thought, except that it is usually below or at the legal interest limit, to meet usury laws.The longest seller finance thread here I believe is "What do you want Mr. note buyer?"
