The company could send you to collections and your property would have a cloud on title until debt was satisfied, etc.

I need to get title or deed back but the title company said I need a deed recorded in my name before the can proceeded.

Game wardens were involved with that. 

A few: Sort of the same with an agent. make contact, See the property, make offer, in writing, include contingencies (sale of your house, approval of all inspections, getting appropriate funding, etc) come to possible agreement on price, have all wanted inspections done (maybe including termite, septic field, sewage lines, etc) read and understand papers possibly from the title company (when I sold mine, I used paperwork provided by the title company).

It had a quit claim deed attached to it so we had a title search done.

I live in the Hampton Roads area of Virginia and when I am driving to and from work I see lots of bandit signs and my heart just flutters because I know that I need to get into the game.

So I’m wondering if I should jump in to the real estate game now and start working forwards my goal, or should I keep hoarding money away until the market cools off a little bit.

This requires more money down and "skin in the game".

I’m printing off return address labels and am wondering if I can put my title “First Lieutenant (name)” or not.
