What they can have an effect on is the saleabilty of the property later on if they are an eyesore so it really depends on how they look and also that they are functioning as intended and not hanging down or exposing what they're meant to hide.

It is rare, but they are meant to protect you in extreme cases.

They may ask for earnest money once the property is completed or closer to completion, but I look at upfront money on a new build as a poor sales tactic meant to keep an investor quiet and possibly nervous of losing their money if they complain or ask questions.  2.  

I then put the addresses into an app meant for delivery drivers to plot an efficient route for all 60 properties. 

It was meant to be sarcasm, sorry I thought you knew me well enough to pick up on it.

That is a mindset better meant for a lower middle class renter trying to buy a home and build a small amount of wealth and security for their retirement.

Regarding your question about whether homes going to buyers versus renters- I assume you meant homes going to owner-occupants versus investors.
