When I am older and unable or unwilling to actively search for deals, I will get one or two people that have the same work ethic as me and give them a wholesale fee greater than what they would likely get from another investor.

For those that insist on breaking laws and ordinances, I'd think the smaller the size the better, like the size of a dollar bill as it may be mistaken for some windshield flyer and not a sign.I'll post my attitude again.......Anyone who is knowingly and willing to break laws and ordinances screams their business ethics to the public, you know they are willing to cheat some, the only question becomes, to what extent will they not cheat or break laws?

From my personal experience having grown up with parents who have owned real estate in the Bay Area since before I was born and now a landlord in the Bay Area myself, being a "low class" tenant has really nothing to do with your financial status, but rather one's personal ethics, morals, etc...Throughout the years my family has had tenants from all walks of life, from all cultures and financial backgrounds.
