Buy a principal residence when you are able to (with 5% down) and ensure that the residence has either a legal suite or rooms to rent (if you don't mind the idea of tenant room mates.

You are aware of the POTENTIAL problems;  are there things you can do to make it better, like ensuring water runoff is not making it worse.  

Most water intrusion is due to improper drainage and can be addressed simply by ensuring the gutters are in good repair, have downspouts and extensions and also make sure that the soil is graded away from the foundation.
