I’m just ending my education phase and opened an account last week definitely something I wished I did several years ago and I understand many REI are skeptics I guess we prefer hard assets than virtual assets but it’s becoming more and more mainstream..

In my area, I've noticed A LOT of investors (including potential buyers on this transaction) that won't even consider university/student housing due to how volatile everything is with COVID.What used to be one of the highest margin strategies just became one of the most risky - lower enrollment, more virtual learning, less renting demand.

We'll try to refinance something after the first of the year to tie up some long term money and enable additional purchases.

I am buying my first property and have enough cash to cover the 20% DP but the property needs some rehab work to increase the value and I am taking a private loan to enable this.
