I just learned August 3, 2016 that alot of the campaigning and advertising we do on our own for REI becomes very expensive well with renatus when you buy any of the educational packages these things are included and i get my coaching and mentorship.

What do experienced people do when they buy a SFH in an area that doesn't have any PMs (or at least any that advertise their services)? 

Your customer doesn't care on whit about your company until you have a good looking rental unit.Since you posted this in the Landlord Forums, i'm going to assume that you are most interested in the rental side of advertising.

I like the house very much and it appraised, but just found out that the appraised square footage is 22% (404 ft) less than advertised.Seller used tax record to advertise the sq ft, and is an investor/flipper, so they likely bought it without an appraisal and can claim they didn’t know.

If you feel after knowing enough of the story the property is being falsely advertised on the MLS, you could let them know.

The "Wholesaler" can't even advertise the property, get finder's fee, etc. 

Kind of like advertising yourself as a lender in a State that requires multiple origination licenses and a business entity to lend from and not having any of that.  

Does anyone have any ideas on how to advertise this idea?

That’s when I started advertising on Craig’s list for 48K.Even then I wasn’t getting many calls.
