This is not good because ive already had a plumber give me a quote for nothing more than moving the drain 3 inches and installing the shower pan... $2200!?!?!?!?!?! 

A new roof and HVAC won't prevent the need for paint and carpet between tenants, holes in the walls, or clogged drain lines.Does your management charge include all the management costs?

Most of the entities created to support REI and little or no income and if they do, it's drained off by distributions to the member(s) creating no liquid cash. 

Holding on to a long term drain is not usually the approach a professional investor will take unless the burden is carried by other property investments.

He seemed to have issues with the County inspector, not following the plans, jumping ahead of inspections, and piped into the wrong underground drain line.

I am currently amending my leases for this as I just had an inherited tenant forget to put the drain hose from his portable washer into the tub and had been “sleeping” and ran the whole cycle while gallons and gallons of water flooded a downstairs unit.

  ( unless your doing what some do and rent and then buy rentals.. )   but not everyone wants to be a landlord or is good at being one.. and many lose money in the landlord game so its a double whammy they are renting throwing money down the drain.. and they choose poorly on what rental they buy and make no money or lose money with those.. two sides of the coin  

All new copper plumbing and ABS drain systems were also installed.

This is a PITA and takes time, effort, money, and is a drain on the brain.
