Ideally a duplex or triplex ~ live in one and rent the other unit/units.where do I even start?

A great PM will take 10% of your money every month, but they can also add value to your property depending on what they do and how they manage.

And treat this as 1/5th space as a rental.Or down the road, would it be better to have the entire property (home & garage/room) rented out to everyone involved and the property become an investment property. 

Most wholesalers either do an open house to their list or send property's out to their best buyers first to keep them happy. 

I've found that cost segregation companies don't always do a great job and will miss  things even though it is something they specialize in.
