Cosmetically it could use paint and some minor updating but nothing crazy as of now.

If you can mitigate the cosmetics and safety items I wouldn’t lose a good deal.

When I bought the house, it had good bones, but needed a lot of cosmetic work. 

Don't let the tenant train you to pay routinely at the end of the month.

So does principle reduction and capital expenditure as well as vacancy and routine maintenance.  

Non outdoor furniture should not be stored on the deck  - Landlord reserves the right to inspect the property with at least 24 hours notice when deemed necessary (pursuing Section 11 of the Lease), but at a minimum every 3 months for routine inspection.
