most people have an unrealistic expectation of value, unless you have put your money where your mouth is, and done deals to the end user, what wholesalers should do, is just get real estate licenses, and sell these properties legit, make a commission and move on, they cant be making a ton, if they have to leave enough meat on the bone for a flipper anyway. 

Also be READY to do this, personally I know I didn't have it in me at 20 or even 25 to do this but at the same time everyone is different. 

They are all quite professional.Unfortunately I'll miss the CREIA meeting this month, but grab me at the one in August and we can talk some more.

I  had to do a few small repairs to have it rent ready and they orchestrated all of the work for me at a great price.  

Ask the neighbors about the previous tenants .If you suspect they were cooking drugs , tell the landlord you are going to contact the EPA .

I also have one other rental already that is cash flowing nicely. if i keep the house in question i would have 2 solid houses cash flowing with lots of equity. and my new primary plus 1 investment property would put me at 4 houses within a year.

My mentor and coach told me I should check out this site and glad I did I work a job as a cook and part time realestae investing, been ten years of just reading, listening to audios. webinars, etc,,could have gave up and listened to all the negativity, but  I went out and got me a realestate mentor and coach,my goal to be the best realestate investor in my surrounding areas, and my own farm.

My initial thoughts/concerns would be:- Working with friends (always heard this isn't the best idea)- Too many chefs in the kitchen- Not enough meat on the bones to split profits 8-10 ways- Not sure how this effects my personal investment goals.
