I'd keep her security as well to go towards her owed balance.I've never heard of filing for eviction AFTER someone has already vacated.I think it's more common than we'd normally think.

It seems folks commonly either over or underestimate the opportunity cost of their money.Figure out what your most likely return is and decide whether it's worth the risk and hassle factor of rehabbing and managing the rentals.If you have questions about projected expense items in the student rental sub market in your area, someone else on BP can probably comment for your area.3.4% owner financing would be pretty killer.

The only reason I would think the HOA would agree to pay it out of HOA funds is if there was some miscommunication or error somewhere along the process or they're just trying to keep the peace.

So a 10 unit building, 5 up/5 down, is probably looking at about a 60x60 building footprint, minimum, plus common area, plus compressors/utilities, plus parking for whatever mandate is in your zoning (2 per unit, or maybe more).
