Would love some advice from the experts here...Someone approached me with an offer to sell me a property -- he doesn't actually own the property yet -- he purchased the tax lien and has the intention of foreclosing (this is in Maryland, btw).

You need to run the package through a loan broker that is licensed, or certified, or what ever the term is now, under the safe act.

Hi Marc,In order to get Marketable title on a Tax Deed in California you will either need to preform a quiet title action or "certify" the title.

Would love to buy some homes that need a little TLC but I am no expert in that area by any means and always afraid to spend to much money on repair.
