Initially, it spanned around 1700+ square feet, but the new owners listed and sold it, citing a size of 2240 square feet by including the bonus room.

A lot of syndications do cost segregation analyses which accelerate depreciation and allow you to take more write-offs sooner...that combined with the fact that bonus depreciation is still in play can lead to some hefty write-offs in year 1 - think 50% paper loss (if you invest $100K you get a $50K write off in year 1).Like @Brock Mogensen mentioned, syndication may be something for you to consider if you are looking for more passive ways to invest.

One bonus of the list is that you can sometimes requests list that have real estate in the estate and not just every probate, which might cut the list in half and save you a lot of time.

Hi Sylvia, I may have over emphasised the importance of interest deductions, of course, my purchase was based on cap rate, not write off's; write off's are a nice bonus as there aren't many write offs left.
