Good to know, I'd have thought living on the other side of the world would be a black mark for sure.

While I agree that not all advice holds the same weight - you don't want to take flipping advice from the guy who only buys and holds stabilized properties, you don't want to learn how to wholesale from the girl who's only wholesaled one property in the two years she's been at it, etc - I firmly believe that vetting the information you find on this site is entirely up to you.

If lenders see that a listing agent is working this "angle"  they will black list them  

The loan world feels like a black box to me sometimes and its nice to learn about the daily operations.

@Joey Hampton 100% add black shutters, they are cheap and take no time to install.I would add cabinet hardware, paint the rear exterior doors (photos are small but one looks stained), powerwash and stain/paint the deck, and clean up the shed.
