I would indicate that you strive to make any deal beneficial to both parties and that you are not looking to take advantage of anyone. 

These relationships can be very beneficial as local experienced investors can guide you on things to be aware or, better locations to look into, or areas to stay away from.

Some combination of those things will mean that we as investors will have some choices to make.

There will be no evictions possible (for now).If a tenant has to make a choice to pay rent or save their money for the unknown, I'm guessing they will make the same cold-hearted, business only decision and not pay.

SFR are the worse initial cash flow choice without a value add. 

At the same time, I can definitely see in some submarkets in my area where I would ABSOLUTELY do replacement since investing a lot there would likely be beneficial (Midtown/Medical District and anything in historic areas for instance).
