Above you mentioned that coverage on the dwellings wasn't that important so if you wanted to keep cost down you could use the more basic DF1 policy (ask the agent down there) and market value for the dwelling coverage amount with a higher deductible and then max liability limits (probably $1 million).

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

Banks are not stupid and the concept of putting a property into a Trust, while legal, makes it far simpler for the bank to do a sort on their current loan portfolio for all loans with the word "Trust" in them and call them all due en masse or as groups, because the banks know they didn't lend to a Trust, they lent to an individual.
