Cash flow is generally very thin due to the cost of maintaining low quality materials, paying lot rent and dealing with bottom of the barrel tenants. 

Not a bad idea Lance if you could find a lot with allowable zoning for that..which might be pretty tough.

Muskegon on the other hand has a good inventory still, so if you have limited cash and want to build up a portfolio of turnkey properties that area has opportunities, but the renter quality is lower as Bryenne pointed out.   

Spend a couple of quality reading hours on this, trust me, you'll learn a lot. 

Though Gulf port is not a bad place to look.

Is it mom and pop or more regional to national quality type assets?

Or do you think a cautious approach is taken over the entire industry because of previous bad appraisals a few years back that created the collapse.
