After graduating from the University of Delaware this past spring, I moved 20 minutes back to Wilmington, DE where I work full-time as an Aircraft Mechanic in the DE Air National Guard. 

One of them was Non-Standard Auto company that had some bad reviews.

It also helps that I am an expert auto technician so I dont need to go out and buy a new car, I drive a $1000 dollar 18 year old Honda

This could actually be the Achilles heal of the property. 7 units with 3 sets of mechanicals?

ALSO - anyone have any great success, or horror stories in their attempts to adding mechanics and shift the payment responsibility to the tenants? 

Let's say you take your vehicle to the mechanic and he tells you that you got a bad exhaust leak, you don't just go out and buy a whole new car, you get it repaired.

The foreclosure process is simply a way for Any lien holder to collect on a debt....it could be a 1st mtg, a 2nd mtg, an hoa lien, a mechanics lien, etc.  

This property was a complete gut with all new mechanicals and roof.
