There are so many lanes for success investing in real estate, it really comes down to your individual skills set.

You likely signed a document at closing that says if you owe any more money that was missed you are still liable and will make appropriate payment to appropriate individual or entity.

The definition of accredited investor will be updated to include "an individual determined by the Securities and Exchange Commission (SEC) to have qualifying education or experience."

The most thorough checklist will be hiring a property inspector to check each unit individually.

They are telling me they can fund purchase/rehab and down payment assistance for 0% for 12 months. 

Right now Stapleton is a good place for younger individuals and most things are within walking distance or a bus ride.

My agent and broker is not assisting me in trying to recover my earnest money.

What kind of advice would you offer to a young individual still in college, that wants to enter the real estate game? 

The goals that I hope to achieve through real estate investing are: 1) to provide a cash flow stream for my mother as she gets older and requires assisted living or nursing home facilities, 2) provide a cash flow stream for my younger brother (who has Down's Syndrome) as he gets older and requires assisted living facilities and increased medical attention, and 3) provide a means of early retirement for me and my older brother.While listening to BP podcast #276 (my favorite) the other morning, I had that lightbulb moment of how to get started in real estate investing.
