It's also not that expensive given the breadth of service options (tenant portals, auto pay, e-lease mgmt, etc...) ..Im assuming it should automate many of the tasks maybe you're getting bogged down with from the free version of cozy.co.Also interested to hear which features/issues you're trying to solve as @Joseph DiNardi-Mack mentioned.

I have a tenant from NYC and she's mentioned that renting is just what she's used to.It does seem like she's offering a good deal to alleviate your fears, but like others have mentioned dealing with the nonsense the government imposes between such an agreement between two consenting adults might make it a PITA, and if she's a skillful mooch in an anti-landlord state she may be trying to bait you into a problem.

I will echo the anti HOA sentiment. one rental HOA just notified us of a special assessment AND am increase in the monthly premiums.

I know the market better than they do, I know the things to watch out for with multi-family, and I can talk to the seller (or their agent) face-to-face and have better luck getting information.The difficulty is that you don't have a relationship with a Property Manager so it may be difficult to find one willing to work for you and capable of performing the task.
