I own a 2 bedroom condo in the Washington, D.C metro and I own my current home in Austin, TX. 

So let me ask you, what would a 2,000 square foot house, built after 2001, cost and rent for in Orange Crest, or Indian Hills, or Lake Hills, or La Sierra, or any other middle class area in your market.  

It's a 1200 square foot classic rectangular ranch house.  

Another is a small (640 sq ft) property on .25 acres but it was built in the 1970s and needs some work, upside it is very close to a river, in an excellent school district and close to the town square.

I was finally able to associate a face to the daily voice in my car :-)I've setup a keyword alert for "Seattle" and "Washington" a couple of weeks ago and get so many results per day; I'm actually behind on catching up with them right now... as I mentioned to Brandon earlier, I had to deactivate one social network (Facebook) in order to gain more time to spend on another (Bigger Pockets).I've yet to read the UBG.  

He was getting outrageous guesstimates from his agent.  15k for about 18 squares (1200 sf house).

Look at square footage, beds/baths, condition, and distance from your property.
