Personally, I do not see the square footage of an ADU added to the square footage or bed/bath count of the main structure because this is not part of the main living structure.

I can't recall the BTU, but depending on the sq. footage I think it's measured by tonnage.

Overall the ad seems adequate, however that level of tenant typically is more likely to want to know the square footage which you have omitted.

Check the footage right after you do so to ensure you get enough resolution (ie can you make out the face of someone standing there or a licence plate number).

Just food for thought, many old chimneys eat up a lot of square footage in upper rooms in older homes that lack closet and or bathroom space.
