Many stores, especially big box stores (Lowes, Home Depot, Best Buy, other big appliances stores, etc), have "scratch and dent" appliances that they sell for discounted prices.

You can get a hard enamel coating made for counter tops at any home depot "$20".

I go new stainless steel appliances Home Depot (lowes cost ones).

For my previous flips/renovations i have bought from lowes/home depot on holidays when they do the big sales.

You could spends hours each year digitizing your receipts, or you could just buy a $5 multi-pocket folder from Office Depot, organize the pockets by tax year, and be cognizant enough to make sure each hard-copy receipt finds its way into the appropriate pocket.

For example, both your materials and "experts" instructed us that the "#1 technique for finding buyers" is to post "bandit signs" at freeway entrances and in parking lots of Lowe's, Home Depot, and Wal-Mart.

We bought it from Home Depot.
