Once active with The Guard I will only be working one weekend a month and 2 weeks a year in the summer.

They do not take into account other costs like insurance, carry costs, cost of time, opportunity costs...They always undervalue my time and expertise finding the right project and the money to do it, working weekends holidays and nights. 

If you are serious about getting educated in investing in real estate, not just working in real estate (wholesaling is not investing, but it is a great way to make some cash, which you can then invest), then I'd suggest REIN's annual event next weekend.

I bartend on the weekends.  

Tell them you will be by next weekend to check on the yard.

Or at the very least go on the weekends when nobody is there.

We were planning driving over on weekends to build a team and tour the area.

First lesson learned this weekend: if you see a beautiful property even during a weekend, make an timely offer on the same day or some other people will beat you to it...Maybe pretty funny as I know some of you might laugh about this fact being so obvious..
