If you're looking to make short term use of the equity and have a private lender/investor who's willing to think outside of the box, you might be able to create a custom repo agreement.

That is what I have done in the last three properties I have done, with no problems.

I have a tenant in Maine who refused to leave after her lease expired, and multiple notices were given saying she needed to leave after it expired.
