I've been fortunate that as I've grown, both as a person and an investor, there have always been role models and mentors along the way.

I use bandit signs in my area as a main marketing tool for my model and I have a sign making/placing policy put in place that is so easy to understand a fifth grader could run with it.

This is a model I'd like to start exploring. 

I’m a numbers guy and I create models/projections of where I will be in X amount of years given certain assumptions.

I have my bachelor's in finance and I am the type of guy who is very analytical, number oriented, keep my life in an excel spreadsheet, and I was looking for a resource/book that would teach all of the pertinent calculations and financial modeling tools necessary to make good decisions in RE investing.

They need some blog posts to get them started, and I want to write a "Tips from the Experts" piece where investors more familiar with the concept give advice on some of the advantages / pitfalls of the model. 

Lonnie Dealers (search BP and read back a year for your education) business model has developed risks in the past years.  

The one time I did not use their model I ended up losing a lot of money.

With HOAs you just don't control your destiny and it is not wise to build a business model under the assumption you hope for good neighbors and lacking condo assoc.  

I am working on creating this business model but still in the beginning phases.
