@Reden Dionisio I'm transitioning out of active duty, have used my VA loan in Los Angeles for a SFH (now a rental), and am going full-time as a real estate agent and investor in Los Angeles and the Florida Panhandle. 

I have been voluntarily serving a collateral duty as a Command Financial Specialist REP since November 2020.

There's other upfront costs including stamp duty, 2nd home tax, foreigner purchase tax (solicitor, tax professional, currency broker etc) and then of course the exchange rate. 

You have a duty to perform for your investors and if the deal is thin, that might mean tightening your own belt buckle.

I've tried to build a great relationship with my cleaner which has been helpful because she now helps me with restocking and a few other 'property manager' duties.
